Mr. Boretti’s career encompasses over 30 years of experience as an architect, place maker and environmental activist, having completed many notable projects worldwide. Mark holds a Master of Architecture Degree from College of Environmental Design, University of California, Berkeley. He is a founding partner at 4see Architecture Inc. Los Angeles, California, with international works in sports and entertainment venue design, hospitality and historic monument retrofit and preservation. Prior to that, he was an architectural designer for Ellerbe Becket, Inc., Los Angeles, with international work in commercial and institutional design, and landmark entertainment design at OLIO, Venice, California. He was also internationally active in launching environmental protection initiatives as the CEO of B.C.E., Inc., Los Angeles, California. His work included environmental project management, technological and financial assistance programs for the government of Poland. His diversified professional experience also includes commercial, residential and religious practices facilities design in Asia, as Director of Design at Wang Architects, Hacienda Heights, California. Aside from architectural practice, he helped create a high-profile international experts’ forum for establishing a secondary mortgage market in Poland, aimed at spurring the Polish economy through boosting the construction industry and alleviating an acute housing deficiency. Having spent a number of years in Poland and elsewhere in Central Europe, Mark is now involved in identifying, capitalizing and implementing eco-friendly development of human habitat there in order to benefit the natural environment with ample profit to be earned by all involved in the process.

Mr. Jaskiel has over 20 years of expertise in real estate development, sales operations, mortgage banking, renewable energy and waste management project finance. Having operated in the New York, Florida and Central European markets. Jon and his partnership established a five branch mortgage banking and real estate sales operation in New York in 2000 which had a real estate development arm operating in Cape Coral Florida.
Then since 2009 Jon spent five years in Central Europe working on structuring renewable energy and waste management projects through strategic alliances between private and public consortiums, government, banking relationships and equity investors. Jon is currently a private bridge lender also acting as a broker for conventional and construction financing transactions based in New York deploying capital by utilizing a diverse lending platform to real estate investors and developers in 46 states in the U.S.
Jon has recently returned to the Polish markets and teamed up in developing this great opportunity considering current global events and favorable timing. Jon brings a disciplined, yet opportunistic, investment approach with focus on risk adjusted returns.

His hands-on experience in construction industry spans over three decades of extensive work in preparation, execution and supervision of large-scale development projects. Dariusz completed numerous high-budget projects including, but not limited to, retail, hospitality, residential, industrial and technological facilities (e.g. ENERGIS-Network Management & Data Center, ESSILOR Optical Laboratories etc.). The list also includes high-visibility historic retrofit projects for hospitality and residential uses, requiring innovative and prototypical engineering solutions (e.g. Smolna 40, Warecka 11, Aleja Szucha 3in Warsaw). BID leverages their experience in design and engineering to manage projects through the entitlement process rapidly and with professional oversight. Our partners architectural and engineering experience helps to mitigate risk when evaluating a potential project for acquisition, possibly identifying pitfalls that others may not be aware of allowing us to avoid certain projects. In addition, this experience allows us to stay on target with timelines for projects. BID Preferred Business Model is about creating added value by successfully having a property entitled. A comprehensive risk mitigation strategy was developed to avoid certain properties that may have unforeseen challenges to getting entitled.
Property repositioning and select value-add projects are considered. May be office-to-residential conversions or rezoning of industrial property to residential. BID is poised to benefit from the current government policies promoting and giving preference to specific kinds of developments with emphasis on affordable housing residential development in order to alleviate the housing shortage which is estimated to be over 3 million units nationwide. BID has established a relationship with a strategic end-buyer' who is an affordable housing developer funded by the Polish National Development Bank (BGK). Most projects acquired by BID for entitlement will have a pre-selected end buyer' in place.
Development of boutique residential projects designed with unique features in design, environmentally conscious and energy-efficient living concepts, implemented through state-of-the-art ‘smart home’ technologies. It is our desire to scale the concept with a participating financial partner to expand the Eco-Community housing lifestyle throughout Warsaw and other cities in Poland. Also, BID will develop other select short-term luxury development projects that may fit our investment criteria.
As architects, engineers and finance professionals with decades in the Polish real estate markets, the management team has long established relationships with industry leaders. We leverage these relationships to secure unique off-market property acquisition opportunities with advantageous terms and structures.
Our management team has 6 decades of combined experience in the Polish real estate markets. Specifically in designing, engineering and financing exactly the types of projects that we are now involved in developing. Our experience has lead us to our current Preferred Business Model of acquiring a property - getting entitlement - then disposing of the property to a pre-selected end-buyer (a developer) quickly, usually without taking on the added-risk of developing the property ourselves. We will consider development of boutique short-term luxury housing projects, or lower-cost affordable housing projects and select larger projects that demonstrate unique features; the property must be in a very desirable location, offer an exceptional return-on-investment and demonstrate low risk to build. In many cases, the Preferred Business Model strategy allows us to avoid taking on development risk by allowing us to exit the investment within a shorter-term and sell to a developer. We will only consider extraordinary projects for BID to develop.
Having boots on the ground in Poland gives us flexibility and speed allowing us to underwrite and capture desirable investments quicker than the competition. Since we are design and engineering professionals, this experience also positions us well to execute on our business plans effectively and in a timely manner. We are more agile since most planning is managed internally, we can change course or make adjustments to plans on a moment's notice. We also strive to reduce costs, identify and mitigate risk as part of this process.
